What it is
What does a real estate marketing agency in Dubai do?
A real estate marketing agency brings qualified buyers and investors to your project or brokerage and shows which channels lead to sales. In Dubai that covers search, AI answers, portals, paid ads and the broker channel, all planned around DLD ad rules. We report past the lead to the booking, the signed SPA and the sale registered with the Dubai Land Department.
Proof buyers can check. Price, payment plan, handover date, escrow and permit are easy to find on your pages, in AI answers and in ads.
Within DLD rules. A permit number on every ad, and no off-plan campaign before DLD approves the marketing and the escrow account is open.
Counted to the registered sale. Each buyer is followed once, across ads, portals and brokers, to the booking, the SPA and the DLD registration.

How Dubai property sells in 2026

What it changes for marketing
Track record sells. Show delivered projects, construction progress and handover dates where buyers look: your pages, portals and AI answers.
Brokers sell alongside you. We count broker deals next to your own channels, so each buyer counts once.
Buyers search from home. Plan search, pages and ads by buyer country, in the language that pays back.
By stage
What to do at each stage of a project
Pick your stage. Each one changes what buyers ask, what we build and what we count.
Developers
Before launch
- Buyers ask
- Who is the developer, what have they delivered, when does it launch?
- We build
- Positioning, the project site and pages ready to publish, a broker kit, and a search and AI baseline for your developer name. No public campaign until DLD approves the marketing and the escrow account is open.
- We count
- Readiness: pages, permits and the broker list, not leads.
Launch
- Buyers ask
- Price, payment plan, unit types, handover date.
- We build
- Launch campaigns in Dubai and in buyer countries, landing pages for each audience, a broker preview and broker lead routing.
- We count
- Qualified inquiries, meetings, EOIs and bookings, by channel and by broker.
Sales
- Buyers ask
- What’s left, is construction on track, can I resell before handover?
- We build
- Construction progress pages, offers for the remaining inventory, search and AI answers for the project name, retargeting that follows platform rules.
- We count
- Sales pace, cancellations before the SPA, cost per booking.
Handover
- Buyers ask
- Is it finished, what does it rent for, what do owners say?
- We build
- Delivered-project pages, ready-unit campaigns, resale and rental content, and your track record across projects.
- We count
- Ready-unit sales, cost per sale, inquiries for your next launch.
Brokerages
New launches
- Buyers ask
- Which launch fits my budget and payment plan?
- We build
- Launch and area pages that show each project’s permit, registration and escrow status, campaigns by buyer country, fast routing of WhatsApp and call inquiries.
- We count
- Meetings, bookings and developer commission earned, by source.
Ready and resale
- Buyers ask
- What does it cost, what does it rent for, what fees apply?
- We build
- Area and building pages, listing campaigns, a comparison of portal leads and your own channel.
- We count
- Viewings, signed sale agreements (Contract F), completed transfers.
Winning listings
- Sellers ask
- What’s my home worth, who sells fastest in my area?
- We build
- Valuation pages, seller campaigns, your sold record by area.
- We count
- Valuations, signed listing agreements (Contract A), listings sold.

Your accounts are in your name, and the data is yours. We can set up your CRM, and we recommend it, but you can keep your own.
How we measure
What we count, from the first inquiry to the registered sale
A lead is a start, not a result. We follow each buyer once across ads, portals and brokers, to the step where the sale is on record.
Developers
- Inquiry
- Qualified
- Meeting or viewing
- EOI
- Booking
- SPA signed
- Registered in Oqood
Brokerages
- Inquiry
- Viewing
- Offer
- Contract F signed
- Transfer at DLD
Bookings, SPAs and transfers come from your CRM or sales log. We connect them to ad, search and broker data, so each buyer counts once.
Why not cost per lead? Why Oqood is the last step
Why not cost per lead?
Cheap leads from the wrong countries or budgets fill a sales team’s day and rarely book. Cost per booking and cancellations before the SPA show which channel is worth its budget.
Why Oqood is the last step
An off-plan sale counts once it is entered in DLD’s interim register, Oqood. The developer registers it within 90 days of the contract, and Dubai law treats an unregistered off-plan sale as void.
- Bookings by channel
- Cost per booking
- Broker share of bookings
- Cancellations before the SPA
- Inquiries by buyer country
Dubai ad rules
Dubai real estate advertising rules we plan around
Every property ad in Dubai needs a permit, and off-plan projects need approval before any marketing starts. What each rule changes, and what we do about it:
-
Both · US, Canada, Europe, CIS
Ads for buyers abroad
What it changes
Meta’s housing ad restrictions apply to ads that reach the US, Canada or Europe and are optional elsewhere, including the CIS. Google’s housing policy covers the US and Canada.
What we doCampaigns aimed at the US, Canada or Europe skip age, gender and ZIP targeting and reach buyers through search intent, creative and country or city geography. For the CIS and other markets we plan reach by country and language.
-
Developers · Dubai
Off-plan: approval and escrow first
What it changes
Dubai law bars advertising off-plan units, in the UAE or abroad, without written approval from DLD, and project registration requires an escrow account. In 2024 DLD fined three developers AED 500,000 each for marketing before registration was complete.
What we doPre-launch work stays internal until the project is cleared. The campaign is ready to start that day.
-
Developers and brokerages · Dubai
DLD ad permit (Trakheesi)
What it changes
Any real estate ad needs a DLD permit, online and social ads included, and the permit number appears on the ad. A standard permit costs AED 1,000 plus an AED 20 fee and is issued in one working day.
What we doPermit numbers on every ad and landing page. No campaign goes live before its permit.
-
Both · Dubai
Madmoun QR code
What it changes
Print and video ads carry a Madmoun QR code that lets buyers check the permit. DLD has required it since April 24, 2023, and in December 2023 cited an AED 50,000 fine per advertising violation.
What we doThe QR code and permit data checked against each print and video ad before launch.
-
Brokerages · Dubai
Brokers selling off-plan
What it changes
Before marketing an off-plan project, a broker confirms it is registered with RERA, has an escrow account, and that the broker holds a marketing contract with the developer. Buyers pay only into escrow.
What we doLaunch pages show each project’s registration and escrow status. Campaigns start after the marketing contract.
-
Both · UAE
Creators and influencers
What it changes
Since February 1, 2026, people who promote on social media for a business need a UAE Media Council advertiser permit, per Gulf News.
What we doCreator posts go out only with the creator’s permit and the ad’s DLD permit.
-
Both · All markets
ChatGPT ads
What it changes
OpenAI’s ad policy prohibits ads for housing sales and rentals.
What we doThe route into ChatGPT is its answers: AI search optimization.
-
Both · UAE
Calls and personal data
What it changes
Under rules announced in August 2024, sales calls are allowed from 9:00 to 18:00, only to people who asked to be contacted, and never to numbers on the Do Not Call Register. UAE law requires consent to process personal data.
What we doForms ask for consent in plain words, and call routing respects calling hours.
This is how we plan campaigns, not legal advice. Your broker of record or legal counsel approves anything that needs it.
AI search in Dubai real estate
What buyers ask AI before they buy, and what the answers rely on
Buyers abroad ask assistants which projects are safe, which developers deliver and where to buy. The answers draw on portals, news, reviews and your own pages, so a fact that differs between pages can travel into the answer.
4 of 12
branded residence projects had official pages that answered the same buyer question differently. Our study of official pages, not AI answers, rechecked October 20, 2026.

Short answers first
Questions developers and brokers ask
What should I expect from a real estate marketing agency in Dubai?Brings qualified buyers and shows which channels sell.
It plans and runs the marketing that brings buyers, investors or sellers to your project or brokerage: search, AI answers, portals, ads and broker channels. A good one plans every ad around DLD rules and follows each inquiry to a booking, an SPA or a transfer, so you know which channel earns its budget.
What does it cost to work with you? From $5,000 a month, plus media and permit fees.
Our search potential map is free. The audit is $2,800, the 90-day plan from $6,000 and monthly work from $5,000, plus the media budget you pay to the platforms and the DLD permit fees for your ads. To judge any price, compare it with what one sale costs you today in broker commission and portal fees.
Do Instagram and Google ads for property need a DLD permit?Yes, every property ad needs one.
Developers and brokerages need a Trakheesi permit from DLD for any real estate ad, online and social ads included, and the permit number goes on the ad. Each permit comes with a Madmoun QR code buyers can scan. A standard permit costs AED 1,000 plus an AED 20 fee and is issued in one working day, per DLD. Ads without a valid permit risk fines.
Can we market an off-plan project before the escrow account is open? No, DLD approval and escrow come first.
Dubai’s escrow law bars advertising off-plan units, in the UAE or abroad, without written approval from DLD, and project registration requires an escrow account. Before that we prepare positioning, pages, broker materials and the permit application, so the campaign can start the day the project is cleared. This is how we plan, not legal advice.
Can you reach buyers in other countries?Yes, country by country.
We plan by buyer country: what people search there, which portals and assistants they use, and which language pays back. Ads aimed at buyers in the US, Canada or Europe follow Meta’s housing ad rules, and Google’s apply in the US and Canada. The free map covers the countries you name, so you see where demand for projects like yours already exists.
Do you work with brokerages and agents?Brokerages and agent teams, yes.
We work with brokerages and teams that sell launches, ready homes or both and need several channels with reporting to the deal. A single agent is often better served by portal listings and their own network. We help brokerages win listings and buyers, and we don’t run agent recruiting.
How do you count results, leads or sales?Bookings, SPAs and registered sales.
Leads are the first step. For developers we count qualified inquiries, meetings, EOIs, bookings, signed SPAs and Oqood registrations, by channel and broker. For brokerages we count viewings, signed sale agreements and transfers. Each buyer counts once. Bookings and deals come from your CRM or sales log.
How long until marketing shows results?Ads in weeks, search in months.
Paid campaigns show first numbers within weeks of the permit and launch. Search and AI answers move slower: first changes on individual searches usually show one to three months after a page goes live, and we judge the trend over six months. Cost per booking needs a full sales cycle to read.
Do you work on projects outside Dubai?Yes, after checking the local rules.
We plan for international projects and for buyers abroad, not only in Dubai. Each emirate and each country has its own property regulator and ad rules, so we check them before any campaign starts. If a market’s rules change the plan, you hear it on the first call.
Do you guarantee leads or sales? No guarantees, but clear targets and stop rules.
We don’t promise rankings or a set number of leads. No one can. Results depend on your project, price, timing and platforms no agency controls. We set targets, review dates and stop rules in the plan and report against them every month, including when a channel should stop.
